THE CORPORATION OF THE TOWNSHIP OF UXBRIDGE
NOTICE OF INTENT TO CONSIDER REMOVAL OF A HOLDING SYMBOL FROM THE ZONING BY-LAW
The Council for the Township of Uxbridge is considering an amendment to the Township Zoning By-law 81-19 for the lands shown on the Key Map which is enclosed with this notice for ease of reference. The requested change is described below:
APPLICANT: EVENDALE DEVELOPMENTS LTD.
LOCATION: PART OF LOT 31, CONCESSION 7, BEING BLOCK 8, 40M2669, TOWNSHIP OF UXBRIDGE
(BROCK STREET EAST AND HERREMA BLVD - APARTMENT)
EFFECT: To remove the Holding (H) Symbol from the subject lands, which are currently zoned “HOLDING RESIDENTIAL MULTIPLE DENSITY EXCEPTION NO. 25 ((H) RM-25 ZONE”.
The purpose of the Holding Symbol for the RM-25 Zone is to ensure that:
THAT the Council of the Corporation of the Township of Uxbridge shall not remove the Holding (H) Symbol from the HOLDING RESIDENTIAL MULTIPLE DENSITY EXCEPTION NO. 25 ((H) RM-25 ZONE on the lands which are the subject of this by-law until the following conditions have been complied with:
- The Township has approved servicing allocation for the development in accordance with the Uxbridge Urban Area Servicing Allocation Policy;
- A traffic light or pedestrian crossing has been installed at the intersection of Brock Street East, Herrema Blvd, and Nelkydd Lane designed to enhance pedestrian safety for residents of all ages and to encourage active transportation within the area and beyond;
- Site plan approval has been granted by the Township which reflects resolution of technical issues including parking, accessibility, bicycle storage, lighting and drainage;
- The granting of site plan approval will also require a detailed review of the design and landscaping of the development to be completed by the Township and a control architect, retained by the Township at the cost of the Owner, all to the satisfaction of the Township,
- A site plan agreement or other required agreements has been financially secured and fully executed by the Owner and the Township of Uxbridge;
- The access to the hydro compound to the west has been resolved and appropriate easements and related agreements added to the site plan agreement or otherwise established to the satisfaction of the Township;
- A development agreement has been fully executed by the Owner and the Region of Durham; and,
- All necessary approvals have been received from Lake Simcoe Region Conservation Authority, and any conditions of the Authority have been appropriately incorporated into the development agreement and financially secured, all to the satisfaction of the Authority and confirmed in writing to the Township.”

TAKE NOTICE that the Council for the Township of Uxbridge will consider a By-law to remove the Holding symbol pursuant to Section 36 of the Plan Act, R.S.O.1990,C.P.13, no earlier than Monday, June 12th, 2023.
