The Township of Uxbridge mails out property tax bills twice each year. The installment due dates will be on your tax bill. Property taxes are calculated using the annual tax rate and property assessment.

Pay your taxes

The Township of Uxbridge offers a number of methods for you to pay your taxes.

Online banking

You can pay your taxes online or over the phone through your bank. Online, login to your bank and add a new payee. Each bank lists payees differently so search by Township of Uxbridge Taxes. Once found, enter your 19-digit roll number starting with ‘1829'. Do not include spaces or dashes.

When selling your home, your roll number stays with the property. Please remove the old payee from your banking payment service, to avoid paying taxes to your previous address.

By mail

You can pay your property taxes by cheque through the mail. Please make the cheque payable to the Township of Uxbridge and send it to:

You can pay your taxes in person by cash, cheque, debit or post-dated cheques. Stop by the Municipal Office, located at:

After hours

Use our after hours drop box located at the front of the Municipal Office in the parking lot. Please do not deposit cash in the drop box.

At financial institutions

Payments can be made at most banks and trust companies. Please ensure that you have your remittance stub.

Payments must be received by the installment due date. Please pay in advance to avoid late penalties.

Pre-authorized payment plans

Never miss a tax payment by setting up a pre-authorized payment plan. Complete the Pre-authorized Payment form and submit it along with a void cheque to:

The Township offers two types of pre-authorized payment plans:

  • Installment plan (pay 4 installment throughout the year) on the due date noted on your tax bill;
  • Monthly plan (pay 11 installment on the first day of each month from January to November). Your payment schedule will be on your final tax bill.

Please indicate which plan you would like on your application. To be eligible for this program, your tax account must be paid in full and must have a full assessment.

A cheque or pre-authorized payment that is returned by your bank will result in an administrative fee being added to your tax account.

Late penalties

The Township of Uxbridge must receive all tax payments by the installment due date on your tax bill. Penalty/interest will be added to unpaid taxes at a rate of 1.25% per month on the first day of each month the account remains unpaid. Late payment penalties/interest cannot be waived or reduced by Council or Staff for any reason. This policy is strictly applied to maintain fairness to all property owners. Overdue notices will include an administration fee.

Property tax bills

The Township of Uxbridge issues two tax bills per year. It is your responsibility to ensure that you receive a property tax bill and pay the bill on time. Failure to receive a tax bill does not excuse you from paying the bill or being issued a late penalty if you miss the payment due date.

Please ensure that the Township has your correct mailing address. Should you need to update your mailing address, kindly send an email to tax@uxbridge.ca including your tax roll number, municipal address, owner's name(s), new mailing address and effective date.

Interim tax bills

The interim tax bills are mailed in January of each year with installations due in February and April – due dates are on your tax bill. If you are on the Township monthly pre-authorized payment plan or if your taxes are paid by your mortgage company, then you will not receive an interim tax bill. The interim bill is based on 50% of the previous year's annualized taxes and is shown as a reduction on the final bill.

Final tax bills

Final residential tax bills are mailed in May, with installments due in June and September – due dates are on your tax bill.

Final non-residential tax bills are typically mailed in June, with installments due in July and September – due dates are on your tax bill.

Mortgage and trust companies that pay property taxes will receive property tax information directly from the Township.

Cancellation/Reduction/Refund of Taxes under Section 357 or 358 of Municipal Act

A Section 357 Tax Appeal is filed due to a change of event (see list on application - link below) that occurred during the current taxation year. The deadline for submitting an application is the last day of February following the taxation year to which the application relates.

A Section 358 Tax Appeal is to cancel, reduce or refund taxes for one or both of the two years preceding the year in which the application is made. A Section 358 Tax Appeal may be filed for any overcharge caused by a gross or manifest error in the preparation of the assessment roll that is clerical or factual in nature, including transposition of figures, a typographical error, or similar errors, but not an error in judgment in assessing the property. An application must be filed between March 1 and December 31 of a year and may apply to taxes levied for one or both of the two years preceding the year in which the application is made, and the application shall indicate to which year or years it applies.

Who Can Apply?

  • Owner (or spouse) of the property.
  • Another person who has interest in the land as shown on records of the Land Registry Office.
  • Tenant, occupant, or other person in possession of the land.
  • Representative or Agent - letter of authorization signed by the property owner to validate their application must be submitted with the application.

Application Process

The Township of Uxbridge will provide information about your application to the Municipal Property Assessment Corporation (MPAC) to confirm the application details.

The Township Tax Department receives and reviews the application, then forwards the application to MPAC to obtain revised assessment information. MPAC may conduct a property inspection.

The revised assessment information is forwarded in a report to Council for its decision. The Township will provide the property owner/applicant with written notice of the date the report will go before Council. The property owner(s) will also be notified within 14 days following Council’s decision.

For applications filed under Section 357, an applicant may file a Notice of Appeal with Assessment Review Board (ARB) within 35 days of Council’s decision. Additional fees will be applicable.

Applications filed under Section 358 cannot be appealed to the Assessment Review Board (ARB).

Registered Charity Tax Rebate

Township of Uxbridge has a Charity Rebate Program for registered charities occupying commercial or industrial space in the community. The rate of rebate is currently 40%.

How to Apply

Fill out a Registered Charities Property Tax Rebate Application every year and submit it by February 28, the year following the tax year. Send your completed forms to:

Eligibility

Please review the eligibility requirements before you apply:

  • Your charity must have a registration number from the Canada Revenue Agency (CRA)
  • Your charity must pay taxes on properties in the commercial or industrial property class within Uxbridge
  • Taxes on residential properties are not eligible
